The Right Expertise: Choosing a Realtor

You have options when it comes to which Realtor you work with. Sometimes your decisions will be more cut and dry, or you’ll have the benefit of a glowing referral to help you choose a Realtor you can trust. In other cases, you might be weighing your options between a few different experienced Realtors.

One important distinguishing factor is the type of experience that will be most important to you in your next purchase or sale. For example, one professional might have five years of experience but a deep and well-rounded knowledge of the exact area you’re buying or selling in, while another Realtor may have a decade of real estate experience and hundreds of transactions under their belt but a more general knowledge of the location. Learn how to evaluate a Realtor’s experience and choose an agent with the right type of experience for your unique needs.

Location-Specific Experience

In some situations, the most important type of experience a Realtor can offer is a hyper-intimate knowledge of a very specific area. It could be important to you to understand the architectural history of a place, to hear firsthand knowledge about community culture or local school experiences, or to deeply understand the nuances of living in your new neighborhood. These are the cases in which it makes the most sense to choose a real estate agent based solely on location.

Real Estate Experience

In the vast majority of transactions, it’s more helpful to partner with a real estate agent who has deep real estate experience. Instead of prioritizing hyperspecific local knowledge, most buyers and sellers are best served by agents who do understand the local area and the expected pricing for each neighborhood, but who more importantly bring a thorough familiarity with the process of executing a real estate transaction.

The skills and experience required to negotiate a real estate agreement and get you the best possible deal on the sale or purchase of your new home will be the most impactful to your long-term financial outlook and whether you’re happy with the outcome of the transaction.

To determine whether an agent has thorough real estate experience, ask for data points beyond simply how long they’ve been in the business. An overwhelming majority of licensed real estate agents only buy or sell a couple of homes each year. Instead, ask about their average production each year, ask them if they’ve received any awards or recognition from their brokerage, and make sure they are able to talk you through any questions you may have in your listing appointment. Ask to see client testimonials in order to understand what experience you can expect when you work with that agent.
